Buyers and Sellers benefit from a real estate inspection:

A Home Inspection is an evaluation of a home's condition by a highly trained professional. The Michigan Home Inspection is conducted with fairness and objectivity. A thorough written report within NACHI guidelines provides discovery of visible defects and/or conditions that may affect the function of the home. The buyer will learn the true condition of the purchase. The seller will better understand the condition of his/her home and avoid last minute repairs that may delay the selling process.

    Every home requires an inspection?

Any home that is being purchased and/or sold should be inspected by a , regardless of its age. Even new homes may have structural and mechanical problems that can be revealed by a South West Michigan Home Inspector for a Professional Home Inspection.

Everybody has seen the segments on "60 Minutes" and "20-20" on the perils of purchasing a home without an Inspection. If these people had a home inspector inspect their homes these horror stories wouldn’t happen. But everybody thinks it couldn’t happen to them. I’m sure these people thought the same thing. Their realtor said it was a beautiful house. The realtors working for them, right? You are considering spending thousands and thousands of dollars. It would be a wise decision to get an independent opinion from a Home Inspector who is working only for you. Remember that the realtor wants you to buy the house, his 3 % or more commission depends on it. Don’t get me wrong, there are a lot of honest realtors out there who want you to have a home your happy with. But there are also realtors who only want to get the sale. You can tell them apart right away when you ask questions such as, the basement seems to smell funny, and they answer back with: ‘ Oh I was down there the other day and there wasn’t any standing water, it just needs a dehumidifier. Isn’t that a nice big kitchen." Then there are the realtors who would answer back "You really should have the home inspected. Here are the inspectors my office uses exclusively." Um, would that be because they never give you any bad news about the home? Run; don’t walk to the nearest home inspector web site or yellow pages. An honest realtor would tell you to call an Michigan Home Inspector of your choosing or give you at least 5 or 6 brochures of Home Inspectors in the area for you to call and choose from on your own. Of all the money spent on purchasing a home, the realtors commission, closing costs, home insurance and down payment, the home inspection will cost the least amount of money and probably save you the most money and future aggravation.

     What To Expect:

I wholeheartedly encourage you to accompany me during the Inspection. The Home Inspection provides an invaluable learning and discovery experience during which your questions can be answered on the spot. You will gain insight  tailored specifically to your home. None of my clients are forgotten after the Inspection. I offer free telephone consultation after the Inspection, answering any concern or questions that may come up after the Inspection or after moving into the home

As a NACHI Member I help manage your risk:

The purpose of a professional real estate inspection is to help the client manage his/her risk. While no Home Inspector can discover every unknown factor, a broad study of the home by a NACHI member helps identify many problems a consumer may otherwise overlook. A Professional NACHI Inspection gives a much broader view of the true condition of a home.

Be Sure to Choose a Certified Home Inspector.  Anyone else is just looking around!

Everyone knows that home ownership is the American Dream. That dream can quickly become a nightmare however, for uninformed buyers. Even newly constructed homes can harbor costly mistakes - mistakes that may not be visible to the untrained eye. Most builders offer their clients a one year warrantee on new home construction. But to take advantage of this you need to know the problems so the builder will fix them. Some problems will be obvious to you and some not so obvious. So I offer new home construction warrantee inspections, enabling you to know the hidden problems as well as the obvious problems so you can take full advantage of the builders warrantee before the one year warrantee expires.
