What I InspectI will conduct a thorough inspection of your home, inside and out. As a NACHI-certified professional home inspector, I have the knowledge and expertise to provide you with a thorough and professional, non-intrusive, visual inspection of your home, from roof to foundation. Outside the home, I will check the exterior walls, roof, driveway, deck, etc., then I will move inside to examine the walls, ceilings, floors, doors, and windows. The heating, air-conditioning, plumbing, and electrical systems will all be examined to ensure that they function as intended. Bathrooms, kitchens, and laundry rooms receive a thorough check, along with the attic and basement or crawl space. Here are some of the many items I'll be looking at during your home inspection:

New Consstruction End of Warrantee Inspection: Most new homes have a 12 month builders warrantee. During this period if you have any problems you call the builder, they come out and fix that problem. However most builders are crossing their fingers hoping the 12 months expires and they don't get any calls. After the warrantee has expired you are usually on your own if any issues come up. To alleviate this concern it is recommended that you get an a end of warrantee inspection. I have heard of some homeowners calling their builder to come out before the warrantee expires to evaluate the house. Do you think he will find anything-major wrong? Do you think it will save you money? If you answered honestly you know that at most he might find some minor, easily fixed problem, one which you probably know about already. You probably already know of some issues that need the builders' attention, but do you know everything. Unless you have a general knowledge about all the components of your home it's smart to hire a certified home inspector, accredited with a membership in a national home inspection organization such as NACHI. That is because I am committed to abide by nachi's "code of ethics" and their "standards of practice". I am also committed to ongoing 20 hours of annual education to keep up with new industry standards. If you hire me to do your end of warrantee inspection, you will receive an unbiased opinion. I will thoroughly go go over your home, inspecting everything from the ground up, including heating, cooling, plumbing, and electric. When I'm done you will receive a comprehensive online report with digital pictures. You will know exactly what needs to be taken care of by the builder before the warrantee runs out. What little this inspection will cost you could save you thousands of dollars if a problem was missed and the warrantee expires. Then you are the one responsible. Not only that but if a problem is not found right away it is going to get worse and will cost more to fix. Seasonal Maintenance Inspections: In today’s fast paced world it's easy to get behind on taking care of your home. With a little neglect the home owner can quickly fall behind any maintenance schedule they had set up. Good intentions are forgotten. This doesn't seem to be such a big deal in the beginning but once you fall behind it's hard to get back on track. You loose equity that has been building up, the simple upkeep all of a sudden becomes a daunting task, and the money-pit syndrome begins. Or maybe, where and how to begin seems overwhelming. This is where a seasonal home maintenance inspection can repay you many times over the initial cost. You will receive a customized seasonal checklist generated specifically for your home. There are many options available to choose from. The full season inspection: At the beginning of each season I will inspect your home and deliver a customized season specific checklist that is recommended to keep your home in great condition. As a year goes past occurrences take place that will change this list year to year. That is why it is generally recommended to have a year to year seasonal inspection. Eventually it will save you time and money by becoming more efficient with what needs to be done and when to do it.Cost: Four independent seasonal inspections, one time payment of $265 per year Independent season inspection: At the beginning of the season or seasons requested I will inspect and custom generate a checklist for that particular season only.Cost: One or more independent seasons, $75 per season. While this inspection is taking place, this is a very good time to ask the inspector any questions you may have on the operation or maintenance of your home, or any other questions pertaining to your home.
